Buy your dream home with a buyer's agent on your side
Buying a home without a buyer's agent feels like negotiating with one hand tied behind your back. You're never quite sure if you're offering too much, you might miss a hidden risk in the purchase contract, and the seller's agent knows the game far better than you do. A buyer's agent flips that around: they're on your side, decide the smartest bidding strategy and check the purchase contract for your interests. Libero Aankoop does all of this fully online, incredibly fast, and for a fixed base fee of € 1.795,-.

What is a buyer's agent?
A buyer's agent works exclusively for you, unlike the seller's agent, who represents the seller's interests. The seller's agent lists the home and aims for the highest price. A buyer's agent does the opposite: they make sure you buy the home at the best price and under the most favorable terms.
A buyer's agent has no conflicting interests. They earn their fee by helping you as a buyer, not by selling the home as fast and as expensively as possible. Without a buyer's agent, you're facing the seller's agent alone, without an expert on your side.
What exactly does a buyer's agent do?
The scope of services differs per provider. A traditional buyer's agent guides you from A to Z, from searching for a home to picking up the keys at the notary. Libero Aankoop focuses on the parts that have the biggest impact on your buying success.
Traditional buyer's agent
- New listings: sometimes ahead of Funda
- Joins you at viewings
- Determines the bidding strategy
- Submits the offer
- Checks the purchase contract
- Arranging a surveyor, appraiser and notary: sometimes
- Mortgage advice: not always
Libero Aankoop
- New listings up to 48 hours ahead of Funda, included
- You do the viewing yourself
- Determines the bidding strategy
- Submits your offer the same day
- Checks the purchase contract
- We arrange contact with a surveyor, appraiser and notary
- Mortgage advice through Libero Financieel
Your bidding strategy: the winning offer, not the highest one
Determining the right bidding strategy is one of the most valuable tasks a buyer's agent performs. A good strategy takes the market value, comparable sales in the area, the seller's situation and competing bidders into account. The goal isn't the highest offer, it's the offer that stands out and wins. Read more about our bidding strategy.
The purchase contract checked for your interests
Is your offer accepted? Then the paperwork starts. We check the purchase contract for your interests: are the dissolving conditions correctly included, do the agreed amounts add up, are there any clauses that could work against you? Without a check, this is a document of dozens of pages with consequences you won't always see coming.
We arrange contact with a surveyor, appraiser and notary
After an accepted offer, you'll often still need a surveyor, appraiser and notary. We put you in touch with a certified surveyor for the structural survey, a certified appraiser for the appraisal, and a reliable notary office, quickly and at a sharp rate.
The buying process in 4 phases
A traditional buyer's agent often covers all four phases, from searching to picking up the keys. Libero Aankoop focuses on negotiating and guidance. You search and view homes yourself, we make sure you have up to 4x more chance of the winning bid.
Searching for a home
You search yourself, we make sure you see new listings up to 48 hours before Funda.
Viewing
You do the viewing yourself, because only you can decide if a home will become your home.
Negotiating
We determine the bidding strategy and submit your offer, the same day if needed.
Guidance
We check the purchase contract and arrange contacts all the way to the notary.
When should you hire a buyer's agent?
You're not required to hire a buyer's agent. Do you have enough knowledge of the housing market and the financial side of buying? Then you can handle it yourself. But a specialized buyer's agent buys homes on a daily basis and is therefore a real expert in the field. With Libero Aankoop as your online buyer's agent, you get more chance of winning the home and buy under better terms.
Ideally, you hire a buyer's agent as early as possible, preferably before you have a specific home in mind. That way you get earlier access to listings, often before they even appear on Funda, and you have more time for a strategic offer. Already found a home? You can still get started: at Libero Aankoop, we often submit an offer the very same day.
Already found a home? Hire us before the viewing. We'll give you the context you need right away: what to look out for, what a realistic asking price is, whether comparable homes have sold recently. That way you go in well prepared and can make an offer right after.
Benefits of a buyer's agent
You don't just hire a buyer's agent for the guidance, but especially for the concrete advantages in a tight and competitive housing market.
More chance of winning the home
We know how to position an offer so it stands out to the seller. Not always the highest bid, but always the smartest one. With Libero Aankoop, that increases your chance by 4x.
Move faster
In a tight housing market, speed makes all the difference. We submit an offer the same day, while you're still sorting out the paperwork.
Earlier access than others
Through us, you see new listings up to 48 hours before Funda. That way you're the first to book a viewing and bid well prepared.
Certainty about the purchase contract
We check the purchase contract for your interests. This way you avoid unpleasant surprises at the notary or afterwards.
Potentially lower purchase price
We know when there's room to negotiate and how to use it. You pay us a performance bonus of up to 10% on the negotiation result, the rest you keep yourself.
No conflicting interests
We work exclusively for you as the buyer. No commission from the seller, no interest in a higher sale price. Only your interest counts.

What does a buyer's agent cost?
The cost of a buyer's agent varies widely. A traditional buyer's agent usually charges a percentage of the purchase price, typically between 0.5% and 1.5%. For a home worth € 400,000, that quickly adds up to € 2,000 to € 6,000, excluding VAT. Some agents use a flat fee or a combination of an upfront fee and a success fee.
Keep in mind that buyer's agent fees are not tax deductible. They do fall under buyer's costs, just like notary fees, mortgage costs and transfer tax.
Our fixed base fee: no surprises
Libero Aankoop charges a fixed base fee of € 1.795,-, no matter how many offers we submit for you. You pay € 350,- upfront, the rest only after a successful purchase. Do we buy the home below the asking price? Then you additionally pay a performance bonus of up to 10% on the negotiation result, the remaining 90% in savings is yours. Different rates may apply for a select group of clients.
