Outsmart the competition: bid successfully
Every property calls for a different approach. No seller is the same, and neither is the winning bid. We analyse the seller's situation, market conditions and competition for every property. Based on that, we determine the bidding strategy that fits best, together with you.
Whether it's bidding above the asking price, or a strategic bid below it: we back up the approach with market knowledge and experience from comparable purchases.
- Often earlier access to new listings, even before they appear on Funda
- Always market research per property, as the basis for your bidding strategy
- A well-founded bidding strategy, tailored to the seller, the market and the competition
- No conflicting interests: we're 100% on your side as the buyer
- Nationwide coverage: active throughout the Netherlands
What makes a bidding strategy successful?
A winning bid is about much more than just the price. Terms and conditions, the transfer date, financing certainty and the seller's wishes often play an important role too. Our buyer's agents determine the best bidding strategy for each property: sometimes that's a sharp bid with fewer conditions, sometimes a higher bid backed by a strong negotiating position.

How do you determine the right bidding strategy?
The right bidding strategy depends on the competition, the pricing and how long the property has been on the market. Our buyer's agent carries out market research for every property: looking at comparable sales, how the asking price has developed and the current level of interest in the property. Based on that, we determine the key considerations together with you.
When should you bid above the asking price?
With a lot of interest, or in a tight market, a bid above the asking price is often needed to compete seriously. How much higher depends on the number of bidders and how sought-after the property is.
When can you bid below the asking price?
If a property has been on the market for a while, or you notice little competition, a bid below the asking price can be a realistic opening offer. We look at comparable sales in the area and the seller's motivation.
How much should you overbid?
There's no fixed percentage that works in every situation. The answer differs per property, per region and per moment in the market. We base our advice on current bidding data and the specific situation of the property.
Which conditions make a bid stronger?
Besides the price, sellers often look at the transfer date, the number of conditions of sale and financing certainty. A bid with fewer conditions or a flexible transfer date can tip the balance, even if it isn't the highest bid.
Up to 48 hours' earlier access to new listings
In a housing market where homes are often sold within days, or even hours, timing makes a difference. Through our network you get up to 48 hours' earlier access to new listings than the moment they appear on Funda.
This often means you can respond sooner, so in many cases you face less competition than once a property is listed everywhere online. Whether it's that perfect terraced house, a unique apartment or the family home you've been searching for: you have more time to prepare your bidding strategy.
- Often informed of new listings sooner
- In many cases less competition at viewings and when bidding
- More time to prepare your bidding strategy

Bidding without a financing contingency with the bid insurance
Want to make your bid stronger? Then our bid insurance is worth considering. In today's housing market, certainty often plays a big role for sellers alongside price.
Thanks to our bid insurance, in many cases you can bid without a financing contingency, while the financial risk is covered under the terms of the insurance.
For many sellers, certainty weighs heavily when choosing between multiple bids. A bid without a financing contingency gives the seller more certainty and can therefore be more attractive than a comparable bid with a financing contingency.
Up to 4 times more chance of an accepted bid when using our bid insurance.*

Meer reviewsFrequently asked questions about our bidding strategy
A bidding strategy is how you build up a bid on a property: the amount, the terms and conditions, and the timing of the bid. The best strategy depends on the competition, the asking price and how long the property has been on the market.
We carry out market research for every property and analyse market conditions, the seller's situation and your personal wishes. Based on that, we determine the ideal bid and the accompanying conditions together with you.
There's no fixed percentage that always works. This depends on the competition, the region and how sought-after the property is. We advise based on current bidding data and the specific situation.
If a property has been on the market for a while or there's little competition, a bid below the asking price can be a realistic opening offer. We assess this based on comparable sales and the seller's motivation.
That depends on the validity period you include in the bid yourself. Without a set period, a bid can in principle be withdrawn as long as it hasn't been accepted. We always advise including a clear deadline.
A seller can negotiate with multiple interested parties until an agreement is reached. Only once the buyer and seller agree on both price and terms does a verbal agreement come into existence.
Not necessarily, but it gives the seller more certainty and can therefore tip the balance between two comparable bids. With our bid insurance, you can cover this risk.
Our bidding strategy is part of the complete purchase guidance for a fixed base rate of € 1.795,-. Check out all the details on our rates page.
